Parking Lot Seawalls & Completion of Main Seawall Special Assessment

Jupiter Reef Club Owners,

On January 30th, 2020 the Board of Directors approved the special assessment for $1,239,034. The total approved special assessment funding is outlined below. The funds that are received via the special assessment will be placed in the seawall reserve and the parking lot seawall reserve. The Special Assessment will be payable in three (3) installments. The first installment will be due on March 10th, 2020 and the subsequent installments will be due on June 30th, 2020 and August 31st, 2020. The first installment will be billed to you via email and USPS mail next week.

Approximately 67% of the total special assessment amount is for expediated replacement of the North and South parking lot seawalls. 33% of the total special assessment is to cover the excess charges for unforeseen storm damages to the main seawall currently under construction.

Due to inclement oceanographic conditions and storms additional funding is necessary to complete construction of the main seawall. The North Parking lot seawall sustained substantial damages during the multiple storm events. An emergency repair was deemed necessary to prevent catastrophic loss of the North Parking Lot seawall. Thankfully, a temporary emergency repair of the North parking lot seawall was completed prior to a third erosion event that occurred the week of January 22nd. This erosion event displaced nearly eight feet of sand resulting in the lowest recorded sand elevation in recent Jupiter Reef Club history. Time is of the essence to complete construction of the main seawall and parking lot seawalls. See the below images that depict the recent errosion.

Due to accelerated degradation of the North and South parking lot seawalls it is imperative to commence replacement concurrently with the main seawall construction to ensure the continued existence of the Jupiter Reef Club’s property. Pursuant to construction proposals, $780,000 is anticipated to be the appropriate funding required to execute a long-term solution for the Jupiter Reef Club’s parking lot seawalls. Approximately $1,050,000 is budgeted for completion of the main seawall.

Throughout this major coastal armoring construction enhancement, the association continues to aim for improvements to the Jupiter Reef Club property. The Jupiter Reef Club will continue to perfect the boutique vacation experience to make all visitors feel truly at home when visiting the eastern most range of the Florida coastline. Thank you for your continued patience as the most extensive upgrade to our one of a kind property since it's 1983 establishment is completed.  I will continue to provide additional updates as the the seawall project progresses.
