Jupiter Reef Club Condominium Owners' Association

Greetings Jupiter Reef Club Owners,

I hope you are having an excellent 2019 so far. The Jupiter Reef Club is always striving for continuous improvement. My intention for this newsletter is to bring you up to date with all associations new business activities. It is truly a pleasure to assist in the focus, planning, and execution of these significant property enhancements.

On September 10th, 2017 Jupiter Reef Club was struck by Hurricane Irma. Despite holding an extensive property insurance policy, the insurer refused to pay the full amount of our claim. A law suit was filed as a result. Litigation is currently pending. The board and I continue to work closely with the respectable property insurance claim attorneys at Merlin Law Group in all owner’s best interest. Expert reports have confirmed that roof replacement is necessary. Legal counsel has advised the roof not be replaced until litigation is complete.  To provide additional property protection, a temporary roof repair was completed this past September. The case has been set for a two-week trial docket in April.

All owners should be in receipt of the first notice of annual members’ meeting and election mailed on January 31st. Please click here to view the notice in PDF format.

What may be referred to as the largest construction project since the establishment of the Jupiter Reef Club is well underway. I am happy to report we are on schedule and on budget to complete the seawall project this May. The pool, hot tub, grills, and patio deck will remain open for your enjoyment throughout the remaining duration.

Walker Contracting Group mobilized in the South Parking Lot in November. The top cap of the seawall has been excavated. Steel sheet pilings have begun being installed on the eastward side. On February 1st a fifty-thousand-pound excavator was craned up in the air and over the side of the parking lot to the beach. See the video below.

Approximately 600 linear feet of timeworn white fencing was required to be removed for the seawall work. On December 11th the Board of Directors selected an innovative horizontal cable rail system to provide for breathtaking ocean views. The fence is to be installed near the completion of the seawall project.

Please remember parking is limited. While all owners are welcome to enjoy the facilities for the day, daily parking passes are not able to be issued during this time. Assigned parking spaces are being issued upon check in for weekly residing guests only. Daily visiting Board members, owners, and workers are all required to park on the road. Upon check in for your week, the front desk staff will strive to coordinate the most convenient space for you in relation to the location of your unit. Jupiter Ocean & Raquet Club, located on Ocean Way, has been kind enough to temporarily rent us four additional parking spaces.

There is a lot of future improvements to look forward to! Interior and exterior maintenance is constant. Detailed interior maintenance such as replacing garbage can racks, cleaning dryer vent hoses, and lubricating lock cylinders is completed Saturday’s between check out and check in.

Based on popular demand, whisks, paring knives, and baking spatulas are now provided in each unit’s kitchen utensil inventory. Many owners enjoy the benefits of the fully equipped kitchen. During your next stay if you ever find yourself short of a utensil, that is not included on the unit inventory, needed to create your favorite dish please dial zero from your room phone to put in a request with the front desk staff. A selection of special request kitchen items such as tea kettles, cheese graters, and kitchen timers are available for your use.

New resin umbrella bases with built in table complete with cup holders have been added to the pool deck to prevent blowing umbrellas. These durable bases are equipped with caster wheels to provide convenient umbrella mobility.

The Jupiter Reef Club has a brand new thoughtfully transformed website. Please click the “Home” tab at the top to peruse the new site. Prospective Jupiter Reef Club visitors can now efficiently message the front desk staff by clicking the envelope icon on the home page.

As we enter the final quarter of our 2018-2019 fiscal year, I aim to provide additional briefings with the seawall progress, finances, and maintenance improvements. I am so fortunate to be part of the Jupiter Reef Club concept. I strive every day to exceed all owners vacation expectations while maintaining the Jupiter Reef Club as one of the finest, most intimate oceanfront resorts in the region. Never hesitate to contact me with any questions, concerns, comments, or suggestions.

Sincerely,

Amanda E. Farajian
